  : Location is superb for experienced Rome visitors or for traveler wishing quiet, fashionable neighborhood. some major sights a bit of distance and easily accessible with use of metro, taxi and urban walkers. Darwin and Micheal who tend to property are wonderfully helpful and pleasant. Bathroom with deceptive space, nice towels and Aqua di Parma soap. Many enjoyable, intimate, quality dining spots close by if not interested in trophy dining.
  : Price to value ratio. May have been surge price due to BNL Italian Open and Bruce Springsteen concert in town.

  : The AC stopped working for half of our stay and the communication from the staff was appalling. Our room was also left unlocked on 2 occasions, once after it had been cleaned for the morning and once after they left it open waiting for someone to check the AC.It was 36 degrees when we stayed in Rome and we just wanted communication on what was happening because it was so unbearably hot at night we would have booked elsewhere for the remainder of our trip. There is no one at reception, so WhatsApp communication was preferred however they don’t answer phone calls or reply to messages. We had one message stating someone was going to come and fix it and no one did and then they were uncontactable for the remainder of our stay. No fan was offered, nothing was offered. If the AC didn’t break, the location of the room may have made up for the poor communication and the experience would have been fine. The wifi works in half the room and the shower door was off the hinge, however these factors wouldn’t normally be a problem if all else was ok.

  : The staff and owners of this property are running a scam. They are absolutely hands down the most rude and disrespectful people I have ever encountered in my many many stays across the globe. They did not make me aware that although this is a “luxury property” that I was paying a hefty sum for, that there would be no A/C installed upon my arrival. They, fully knowing this was the case, charged me full price & did not even put a fan in the room in the meantime while Italy is experiencing “a heat bubble” as determined by the news with record breaking temperatures of dangerous levels of heat (high one day this week was 107 Fahrenheit). The room was hotter than it was outside. They did not reply to any messages over booking.com, WhatsApp, ignored all my calls & emails until the next day when they told me they were fully aware that it was an unacceptable situation but they had zero intention of remedying it, and that the A/C would be repaired. They did repair the A/C but refused any compensation for the extreme discomfort & when I finally spoke to someone on the phone as recommend by booking.com to remedy the situation myself days later, they hung up on me mid sentence while being extremely rude & dismissive. Could not recommend less. An absolute waste of money & energy to stay here. No staff except for maybe a hour in the morning randomly.
